The PrivateInvest First Mortgage Funds are a higher yielding investment that provides regular income to Investors, secured by registered first mortgage security (and additional guarantees adding to the security pool) on commercial loans in the Australian real estate sector.

Our first mortgage investments offer better liquidity than direct real estate with PrivateInvest executing on a capital preservation strategy that is positioned for risk averse wholesale investors and backed up by no loan defaults. We obtain these investment returns by providing $3 million to $25 million commercial first mortgage loans to the real estate sector that may not meet the strict guidelines of mainstream ADI banks, or they are too slow in credit approval, but are typically refinanced by mainstream ADI banks as the loan repayment at the end of term.

Larger institutional type first mortgage investors may choose to invest direct into first mortgage loans, and not through the Funds, or co-invest alongside PrivateInvest. Enquire with us to find out how to leverage your investment in the sector from our loan origination platform.

PrivateInvest First Mortgage Fund

PrivateInvest First Mortgage Fund is a pooled, open-ended, unregistered unit trust for wholesale and sophisticated investors.

Target returns to our Investors is 8% to 10% p.a, post fees and expenses.

What is a pooled fund?

In our pooled fund, all investments are held in a single large portfolio secured by registered first mortgage security.

We like to describe these first mortgage funds as ‘pure play’ which means we do not use subordinated debt, such as mezzanine finance or second mortgage security, to bolster the Fund returns like some of our competitors.

Investors in the Fund participate in returns from all Loans within the Fund.

Pooling improves both diversification (you have a smaller interest in multiple loans) and liquidity – rather than being locked in as a lender on a single loan (with a fixed term).

PrivateInvest First Mortgage Fund enables Investors to withdraw their money more regularly, as the Fund has multiple Loans with different maturity dates and can utilise the proceeds from any of these repayments and incoming new investment funds to provide investment liquidity.

PrivateInvest Select Mortgage Fund

PrivateInvest Select Mortgage Fund is a contributory mortgage fund, structured as an unregistered unit trust, for wholesale and sophisticated Investors.

Returns vary on the risk profile of the Loan. A general guide would be a target of 8% to 10% p.a, post fees and expense.

The Fund has different classes of Units for each Loan secured by registered first mortgage security, allowing each Loan to be separate from others in the Fund. This isolates the risk and income returns for each individual Loan.

As an Investor, you hold a particular class of Units, with an interest in the income and capital associated with the relevant underlying Loan. In this way, you can effectively select the level of participation, and which of the Fund’s Loans you would like to invest in.

We like to describe these first mortgage funds as ‘pure play’ which means we do not use subordinated debt such as mezzanine finance or second mortgage security to bolster the Fund returns like some of our competitors.

Family Offices and Institutional Investment

Many Family Offices and Institutional Investors invest into real estate first mortgage security for the returns and the benefit they bring.

PrivateInvest appreciates a major percentage of Family Offices do not invest through Funds and seek to invest direct into first mortgage lending.

PrivateInvest can assist and potentially co-invest alongside this type of Investors. As a Family Office driven initiative, we provide flexible investment options to meet most types of wholesale and professional Investors in the sector.

PrivateInvest sources first mortgage loans through its extensive and growing national database of over 600 finance brokers and direct relationships with the largest finance broking houses.

Our specialist real estate finance team undertakes detailed due diligence, prepares Credit Papers and the Data Room and usually settles the Loan through the PrivateInvest Underwriting. The Loan can then be sold down. Typically, we may hold a percentage of the Loan as a co-invest option if that is requested.

In addition, the Loan can be managed by our Investment and Facility Management team.

PrivateInvest First Mortgage Funds do not offer equity or mezzanine finance and the PrivateInvest CLUB Finance facility fills this void with preferential equity or mezzanine debt.

Our real estate finance team specialises in facilitating the structuring of preferential equity solutions for developers combined with direct access to professional wholesale investors that seek this type of investment.

This type of equity investment suits investors that understand the risk of being at the sharper end of the capital stack with 18% + IRR returns.

The PrivateInvest CLUB Finance is strictly for professional investors with extensive experience in property and finance and those who understand the risk to achieve these higher yield returns.
